The checks an agent would make, explained in plain English
Affordability, worked out for you
Income from what they declared, their payslips, their bank statements and their employer, side by side, against 30 times the monthly rent. Differences are flagged.
Three months of bank statements
Real money coming in, and rent or mortgage going out, read from the statements, not taken on trust.
Two landlord references
Their current and previous landlord, emailed for you: rent paid on time, arrears, the condition of the home, and whether they’d let to them again.
AI document checks
Every payslip, statement and ID is read and compared with the application: names, dates of birth, employers and pay. Anything that doesn’t match is pointed out.

A clear answer, and the reasons for it
Every report gives a recommendation (Accepted, Accepted with a guarantor, or Further checks needed) and a section called How we reached this outcome: the income we used and where it came from, the affordability rule, each check’s result, and which rule decided it. The decision stays yours.
- Interim report as checks come in, final report when they’re done
- Signed consent and the full application as PDFs
- Kept in your account for your records

Referencing your own tenants
Do I need a letting agent to use this?
No. Rentwick is built for landlords referencing their own tenants. Create an account, add your property, add the applicant, and pay £14.99. They get their link by email and you get the report.
What does the tenant need?
Their addresses for the last 5 years with their landlords’ details, their employer’s contact, the last 3 months of bank statements and recent payslips if they have them. Most finish on their phone in about 10 minutes.
Can I charge the tenant for the reference?
No. In England the Tenant Fees Act 2019 stops landlords and agents charging tenants for referencing. You pay; the tenant never sees a price.
What if the tenant doesn’t earn enough?
The report says so and explains why. If everything else is clear, the outcome is “Accepted with a guarantor”, and you can add their guarantor in a click: they get their own link and their own checks.
Do I still need to check the Right to Rent?
Yes. Right to Rent isn’t part of our reference: the duty stays with you. Check every adult occupier yourself before the tenancy starts, on GOV.UK (gov.uk/check-tenant-right-to-rent), and keep a record.
Can I refuse someone because they receive benefits or have children?
No. Since 1 May 2026 that is unlawful in England, and our checks never take either into account. The report looks at what matters: whether the rent is affordable, and the applicant’s references, identity and credit.
