Checks built for how fraud looks today

Edited payslips and borrowed identities are easy to make. A reference that relies on what the applicant declares isn’t enough.

AI reads every document

Payslips, bank statements, passports and ID are read and compared with the application: names, dates of birth, employers, pay, statement dates. Mismatches are flagged on the report.

Income from four sources

Declared, employer-confirmed, payslips and bank statements, side by side. The most reliable figure is used, and gaps between them are pointed out.

Five years, two landlords

Every address for 5 years, with the current and previous landlord emailed automatically. Joint tenants with the same landlord: one form covers them all.

Reasons, not just a verdict

Every report shows how the outcome was reached, step by step, so you can explain a decision to a landlord or an applicant.

  • A progress email each morning: who’s still to reply
  • Staff logins at no extra cost
  • Chase anyone by WhatsApp, text or email in a tap
Connects to your software

Send tenancies from your property system

Make an API key in Settings and your property management software (Fixflow or any other) can send each new tenancy straight to Rentwick: the property, rent, move-in date, tenants and guarantors. We email the applicants, and your system can read their progress and download the reports.

Questions agents ask

Switching your referencing

How much does it cost?

£14.99 per applicant, tenants and guarantors alike. No subscription, no set-up fee and no minimum. Agencies can pay by card per tenancy or be invoiced monthly for the references sent that month.

Can it connect to our property software?

Yes. Each account can make an API key and send tenancies straight from your property management system (Fixflow or any other): the property, rent, move-in date and applicants. We create the tenancy and email every applicant their link. Your developer can read the guide at /api-docs.

Can my staff use it?

Yes. Add as many staff logins as you need, at no extra cost. Staff see the board, send and chase links, and open reports; only the account owner can change settings and the team.

How do we hear about progress?

By email as it happens: when each applicant sends their application, when each referee replies, and when a report is ready (with the PDF attached). Plus a short progress email each morning listing who is still to reply.

What about joint tenants with the same landlord?

Their previous landlord gets one email and one form that covers every tenant who named them, so they answer once for everyone.

How do you decide the outcome?

Income from the most reliable source (the employer, then payslips, then what was declared) against 30 times the monthly rent share, or 3 times the yearly rent and enough disposable income for a guarantor. Then identity, references, address history and credit. Every report shows these steps under “How we reached this outcome”.
